The decision to repair or replace needs to be well thought out. You don’t want to overspend on things that really don’t matter. Often times new homeowners want to make a space their own right away so your efforts might be wasted. Here is a list of things worth repairing and replacing when listing your home for sale.
Repair:
Holes in walls
Repair any leaks in sinks & faucets, make sure all drains work well
Door handles, especially exterior doors should be in good working order, not loose
The roof shouldn’t have any broken or missing shingles
Water damage, inside cabinets, under sinks, and on floors
Replace:
Batteries in smoke and or carbon monoxide detectors
Lightbulbs in light fixtures
GFI outlets & receptacles are required anywhere there is a water source, some loans will require that this is done prior to closing
Chipped shower or tub tiles
